Frequently Asked Questions

When can I expect to see my monthly deposit in my bank account?

  • Your disbursement is processed with a deposit date of the 25th day of the month. A delay may be experienced if the 25th falls on a weekend or legal (non-banking) holiday.

 

When can I expect to see my monthly financial report?

  • Our owner reports are prepared and either uploaded to your Owner Portal or mailed on the 25th day of each month, as well. Please contact our office if you don't receive your mailed report by the first day of the following month. In addition, an archive of your financial reports is stored at your Owner Portal (going back to October of 2010). Access to your owner portal is available at the top of this page.

 

My tenant moved in last month & only made a partial rent payment this month. Why did they do this?

  • All of our residents pay a full month's rent the day that they sign their Rental Agreement and pick up the keys; no matter what day of the month they move in. Additionally, all of our tenant's rents are due on the first day of each month. If your new tenant moved in on any day other than the first day of the month, a rent proration for the following month will be calculated to bring them current for the period (i.e., paying only the balance due through the first of the following month).

Example:

      March 15 - Tenant moves in & pays full month's rent of $1000.00 (paying for the period March 15th - April 15th)

      April 1st - Tenant pays the balance of the rent due for April in the amount of $500.00 (April 16 - April 30th)

      May 1st - Tenant pays monthly rent amount of $1,000.00 for the remaining term of their Residential Lease.

I need to send money to fund my trust account for repairs. How or where do I send it?

  • You can transfer money directly into your Trust Account at your Online Portal. Just visit your online portal and click on the “Contributions” tab. Then follow the instructions to pay with your e-check (no charge) or with your credit card (Visa®, Mastercard® or Discover®). A small transaction fee applies to all credit card payments. Click on the "Owner Portal Overview" button at the top of this page. There, you can view a video about the many features of your Owner Portal.

 

I can’t find my Management Agreement. Who do I contact for a copy?

  • A copy of your Management Agreement is conveniently stored at your online portal. Just sign on to your portal and click on the documents tab. There, you’ll find a copy of our fully executed. Management Agreement.

 

I’m thinking about selling my property. Do I need to do anything before listing it for sale?

  • Yes, please contact our office prior to listing your property for sale so we can review the obligations of all parties involved; including your tenants. You'll want to confirm that your property is not encumbered by the Resident's Lease and your options if it it is.

My Agent said that as my Property Manager, you'll serve all of the required Notices to Enter for showings, repairs, etc.  Is that true?

  • No. Our service does not include sales preparation or tasks associated with the sale of your property. More often than not, sales agents assume that your property manager will do their work for coordinating showings to prospective buyers, sales inspections, etc. Those services are not included in your monthly service rate. Additionally, we're licensed real estate professionals by the State of California. We risk being implicated as a party to the sales transaction if we begin to take part in showings, etc.
