Rental Requirements

We appreciate your interest in renting a property from our company. The following procedures must be completed prior to renting:

1.) Please drive by and take a look at the exterior of the property that you're interested in before calling to make an appointment to view the interior. If the property listing has a "Now" status of availability, you're welcome to look through the windows.

2.) We require all proposed adult occupants view the interior of the property.

3.) We require 3 times the amount of rent for the minimum household income. Example: Rent  of $1,000.00/mo would require a minimum monthly household (combined) income of $3000.00.

4.) Applicant(s) must have established credit and recent rental history or mortgage history in good standing.

5.) Applicant(s) may not have any evictions on record, have an outstanding balance due to a previous landlord, or have a bankruptcy in a non-discharged status. This will automatically disqualify applicant(s).

6.) A rental application must be completed by each adult (18 years of age or older), intending to occupy the property.

7.) There is a non-refundable application fee of $25.00 for each application and is payable in cash, money order or PayPal®. The application fee includes the cost of acquiring a credit report, verifying income and obtaining rental references.

8.) Please include income verification when submitting your application.

     A. Employment and Wages - Copies of the 2 most recent pay stubs.

     B. Government Subsidies (SSI, SSA, Disability) - Letter from government agency.

     C. Self-Employment - Last year's tax return.

     D. Court Ordered Compensation (spousal support, child support, worker's compensation) - Copy of court order.

*Please note that we are unable to include "cash" income in the qualification process.

9.) The application process generally takes 1 - 2 business days, depending on the availability of references, etc. You're welcome to complete the on-line application(s) and submit it at the time of your appointment. This will expedite the application process.

Property Viewings

All of our properties are shown by appointment. The hours of showing property are Monday through Thursday from 9AM until 7PM, Friday 10AM until 5PM, and Saturday from 1PM until 5PM. For safety purposes, we do not show properties after dark. Therefore, our hours of showing are adjusted when daylight savings time ends. Saturday appointments must be scheduled during our normal office hours which are Monday through Friday 9AM to 5PM & Saturday, 9AM to 1PM.

Pets

Although the majority of our properties accept pets, there are a few that do not. An additional security deposit is required if you have a pet. The maximum number of pets allowed at a single family home is 2. The maximum number of pets allowed at an apartment unit is 1. Please call our office for the amount of the additional security deposit, as the deposit will vary depending on the quantity and breed of pet(s) you have.

PLEASE NOTE that due to insurance restrictions certain breeds of dogs are not allowed to occupy any of our properties. Therefore, a photo of your dog is required prior to taking occupancy.

The following breeds are not permitted: Akita, Alaskan Malamute, Chow Chow, Doberman Pinscher, German Shepard, Pit Bull, Presa Canario, Rottweiler, Siberian Husky, Staffordshire Bull Terrier and Wolf Hybrid. (This list is subject to change)
